| Ashley represents a wide range of clients in all aspects of commercial real estate transactions. Whether you’re leasing retail space, moving corporate headquarters, jumping in to finish construction on a distressed project, or transforming run-down malls into vibrant lifestyle centers, Ashley can be there to help you through every step.
Ashley has represented landlords and tenants in the negotiation of retail and office leases of all shapes and sizes. She has guided her clients through all stages of retail, office, mixed-use, and multi-family residential projects, from the initial structuring of investor arrangements through acquisition and disposition. Additionally, she has managed complex acquisitions and large-scale property developments, and has represented developers in addressing a wide range of issues including subdivision, utilities, reciprocal easements, common interest communities, special districts, and condemnation.
Ashley's construction experience involves the drafting and negotiation of agreements with contractors, construction managers, and architects, and coordinating large-scale mechanic’s lien settlements. Her practice also includes asset-based financing, including CMBS and Fannie Mae loans, mezzanine finance transactions, note purchases, loan modifications, work-outs, and 1031 tax-deferred exchanges. |

Representative Matters | | Served as lead counsel to Treasure Island, LLC in connection with the refinancing of its existing credit facility. | | Represented Alberta Development Partners, LLC in the development and financing of Cornerstar, a new mixed-use center containing 158 acres of retail and residential space in Aurora, Colorado. Brownstein handled the leasing and selling of portions of the center to national and regional retailers such as Target, Dick's Sporting Goods, Best Buy, Office Depot, 24 Hour Fitness and Sunflower Market. | | Represented Alberta Development Partners, LLC in all aspects of redevelopment of Southglenn Mall to create a new, mixed-use center called The Streets at SouthGlenn, including the eminent domain process, public and private financing, creation of governing documents with Sears and Macy's and leasing of more than one million rentable square feet of retail, office and residential space to national and regional retailers such as Whole Foods, Dick's Sporting Goods, Best Buy, Staples, 24 Hour Fitness, Ross and eCollege. | | Represented Writer Square 08 A, LLC in the acquisition of Writer Square, a mixed-use retail and office property located in downtown Denver. | | Represented Public Service Company of Colorado, an Xcel Energy company, during the lease negotiation for a new regional headquarters building, designed with a LEED-CS Platinum-certified shell, located at 1800 Larimer Street in Denver.
