| Noelle's practice focuses on all aspects of commercial real estate, including representation of private and institutional investors in connection with the acquisition, sale, development, financing and leasing of mixed use projects, hotels, shopping centers, office buildings and industrial projects.
Noelle has extensive experience negotiating, developing and implementing design and construction agreements, including architect agreements, contractor and subcontractor agreements and construction management agreements.
Noelle has recently completed a number of complex real estate transactions, including:
- Acquisition and financing of a $60M industrial portfolio in Richmond, California on behalf of the Purchaser
- Refinancing of a multi-state retail center portfolio, securing over $200M of debt
- Representation of a Nevada Indian tribe in developing an Engineering, Procurement and Construction Contract for the design and construction of a solar panel field on tribal land

Representative Matters | | Assisted Caesars Entertainment with the transfer of various land parcels to a new subsidiary and addition of the property as collateral for a $450 million construction loan for Project Linq. | | Represented a restaurant company in the $2.25 million purchase of real property, totaling approximately 1.2 acres, in Las Vegas. | | Represented Alberta Development Partners, LLC in the development and financing of Cornerstar, a new mixed-use center containing 158 acres of retail and residential space in Aurora, Colorado. Brownstein handled the leasing and selling of portions of the center to national and regional retailers such as Target, Dick's Sporting Goods, Best Buy, Office Depot, 24 Hour Fitness and Sunflower Market. | | Represented Alberta Development Partners, LLC in all aspects of redevelopment of Southglenn Mall to create a new, mixed-use center called The Streets at SouthGlenn, including the eminent domain process, public and private financing, creation of governing documents with Sears and Macy's and leasing of more than one million rentable square feet of retail, office and residential space to national and regional retailers such as Whole Foods, Dick's Sporting Goods, Best Buy, Staples, 24 Hour Fitness, Ross and eCollege. |
