Challenge
Due to steadily declining revenues and aging facilities, SouthGlenn Mall was in need of improvements. Tasked with the redevelopment of the Centennial, Colo., property, Alberta Development Partners needed comprehensive legal representation and strategic counsel on issues relating to corporate real estate transactions, coordination, public-private partnerships, land use, environmental concerns, leasing, corporate and municipal tax and real estate financing.
Solution
Alberta Development Partners signed on with Brownstein Hyatt Farber Schreck. With the largest and most comprehensive real estate practice in the region, Brownstein is ideally positioned to help Alberta plot a course through the myriad issues related to large-scale real estate development. Alberta’s objective is to create a new, mixed-use center called The Streets at SouthGlenn, which will boast nearly one million square feet of retail space, 140,000 square feet of office space and 200 for-rent luxury residences. Brownstein assembled specialized teams of attorneys from its Real Estate, Land Use, Natural Resources, Tax, Finance and Business and Corporate Advisory Groups. Working in close partnership with Alberta staff, these teams managed the various challenges facing this multi-faceted project. Brownstein attorneys also acted as general counsel on the deal, helping to smooth the path to a successful implementation of the project. When complete, The Streets at SouthGlenn will be a mixed-use center unlike any other in the Denver-metro area that will draw shoppers back to the area, invigorate the surrounding neighborhoods and produce increased tax revenue for the entire Centennial community. |
