Whether her clients are leasing retail space, investing in a multifamily project, moving corporate headquarters, finishing construction on a distressed project or transforming run-down malls into vibrant lifestyle centers, Ashley Wingfield’s expertise guides them through every step.

From the initial structuring to acquisition and disposition, Ashley focuses on complex retail, office, mixed-use, resort and multifamily residential projects. She negotiates joint venture agreements with institutional partners, the assembly of private fund and tenant-in-common investors and the purchase and sale of equity interests in various real estate projects, including REITs. She manages complex acquisitions and large-scale property developments and represents developers in addressing leasing, subdivision, utilities, reciprocal easements, common interest communities, special districts and condemnation issues. 

Ashley's construction experience involves the drafting and negotiation of agreements with contractors, construction managers and architects, and coordinating large-scale mechanic’s lien settlements. Her practice also includes asset-based financing, including CMBS loans, mezzanine finance transactions, note purchases, loan modifications, work-outs and 1031 tax-deferred exchanges. Ashley has extensive experience with multifamily borrowing, including both conventional and agency financing (Fannie Mae and Freddie Mac).

She is the chair of the firm's Opinion Letter Committee.

Representative Matters

Acquisition & Disposition

  • Longstanding representation of a leading multifamily real estate investment company that owns and manages Class A apartment units throughout the U.S. Our work includes acquisitions and dispositions and financings of apartment complexes in Denver, Boulder, Las Vegas, Austin, San Diego, and other premier markets.

  • Ongoing counsel to Shea Homes Limited Partnership in the acquisition of various real estate assets and entity interests related to the development of both commercial and residential property. Recent developments include RidgeGate East in Lone Tree, Colorado and Reunion in Commerce City, Colorado.

Hospitality, Resorts & Recreation

  • Act as outside real estate counsel to Vail Resorts in relation to its properties in the United States. We advise Vail with respect to acquisitions and dispositions, retail leasing, and development matters at its premier ski resorts, including Vail, Breckenridge, Heavenly, Northstar and Beaver Creek, among others.

Retail

  • Represented Alberta Development Partners, LLC in all aspects of redevelopment of Southglenn Mall to create a mixed-use center called The Streets at SouthGlenn, including the eminent domain process, public and private financing, creation of governing documents with anchor tenants and leasing of more than one million rentable square feet of retail, office and residential space to national and regional retailers such as Whole Foods, Best Buy, Staples, 24 Hour Fitness, Ross and eCollege.
