These are just some of the many credentials that Nicole Ament brings to her role as Brownstein’s Real Estate Department co-chair—and to her clients’ projects, every day. Focusing on land use, development, financing and disposition, she spearheads transactions featuring complex portfolios and large single assets. Nicole draws on diverse experience navigating complicated development and land use issues, to ensure her clients across the nation—from hotels and healthcare facilities to ski resorts and fitness clubs—maximize opportunities. Previously, she served as the chair of the firm’s Hospitality, Resort & Recreation industry group and, in 2018, was named one of Bisnow’s Denver Power Women for having a significant impact on the business and commercial real estate industries, and helping propel cities and communities forward.

Armed with this extensive background, Nicole isn’t just an unparalleled authority in her space; she’s also a trusted advisor—cultivating deep relationships with clients. Whether she’s finding new ways to make transactions more efficient or developing smooth exit strategies and structuring opportunity zone investments, Nicole brings dedication and drive to every angle of her work. 

A leader in all aspects of her life, Nicole is also a champion of various social and community initiatives. She previously served as co-chair of the firm’s Women’s Leadership Initiative, and on the committees of five advocacy and charitable groups, including Habitat for Humanity and the Urban Land Institute.

Representative Matters

Development

  • Counsel to Centennial Opportunity Fund in the development of Bighorn Crossing, a mixed-use residential and commercial project in Georgetown, Colorado. The development will include townhouses and condominiums, a brew pub and a Microtel by Wyndham.

  • Advising Brue Capital Partners in its acquisition and development of a commercial business park in Louisville, including 5.22 million square feet of new construction.

Hospitality

  • Advising Focus Property Group on the land use and development of a full-service Marriott Hotel in Downtown Denver. The hotel will occupy a coveted location directly across from the Colorado Convention Center. The 446,000-square-foot property will feature 559 guest rooms and 22,000 square feet of dedicated meeting space, including a 6,056 square foot grand ballroom.

  • Advised KSL Capital Partners and the Miraval Group in its acquisitions of several resorts, including the Miraval Resort and Spa in Tuscon, Arizona; the Traavasa Resort and Spa in Austin, Texas and the Cranwell Spa and Golf Resort in Lenox, Massachusetts. We subsequently represented KSL Capital Partners in the sale of the Miraval Group and Miraval brand.

Portfolio Acquisition/Disposition

  • Counsel to ClubCorp in its acquisition of nine premier lifestyle golf clubs in residential communities located on the East Coast from Toll Golf, the golf and country club division of Toll Brothers, Inc., the nation’s leading builder of luxury homes.

  • Counsel to JMA Ventures in a two-part portfolio acquisition of eight office buildings in Henderson, Nevada. The first transaction involved the acquisition of a five commercial office building portfolio with more than 271,000 square feet. The second transaction involved the acquisition of three buildings near Green Valley Ranch Resort spanning about 163,000 square feet combined.
