Nicole R. Ament

Nicole focuses on commercial real estate transactions and land use development, her representative transactions include real estate acquisitions and dispositions, financing, public-private partnerships, development and governmental approvals. Nicole also serves as a member of the firm's Pro Bono Committee.

Nicole recently represented the developer of Fitzsimons Village in its negotiations with the City of Aurora and the Aurora Urban Renewal Authority, resulting in the largest urban renewal incentive package in the City of Aurora. The incentive package will facilitate the redevelopment of a 35 acre site into a mixed use development with retail, offices, residential and a hotel and conference center. Additionally, Nicole has led negotiations with local governments on notable development projects, including Landmark Properties' development of 1,700 acres at Denver International Airport which involved negotiations with the City of Denver, the City of Aurora, Denver International Airport and four separate school districts. 

Nicole has also represented multiple corporations in large real estate portfolio acquisitions, dispositions and financing. Nicole shepherded KSL Capital Partners' $1.8 billion acquisition of ClubCorp. She provides ongoing representation to ClubCorp in relation to its 170 golf courses, country clubs and business clubs. Nicole actively represents Vail Resorts on real estate development including acquisitions, entitlements, association formation, and all other aspects of new development. 

Nicole is a graduate of the University of Denver Sturm College of Law and Trinity University. Nicole serves as the chair of the South Metro Denver Chamber of Commerce Economic Development Group. She was named to the 2008 Class for Leadership Denver and the 2006 "50 for Colorado."

Representative Matters

Served as counsel to Vail Resorts Development Company and RCR Vail, LLC in connection with New York state registration to permissibly market its Vail, Colorado-based Ritz-Carlton Residences project to prospective New York purchasers.
Represented KSL Capital Partners, LLC as the purchaser in its $130 million acquisition of the Royal Palm Hotel located in Miami Beach, FL, including $90 million of seller financing.  Brownstein also negotiated the purchase and sale agreement and seller financing documents, completed due diligence and closed the acquisition in less than 60 days.
Negotiated and consummated the purchase of an 18-hole golf course, club house, and related facilities located in Henderson, Nevada. Brownstein also advised the client on various real estate, litigation, corporate water rights and business licensing matters.
Represented a private equity investment firm in its initial platform acquisition of a leading provider of innovative repairs and advanced coatings for the aerospace, industrial gas turbine and oil and gas industries from a private equity fund.
Assisted Western Athletic Clubs reorganize its corporate structure through internal corporate mergers.
