Bloch, Jonathan

Jonathan Bloch provides creative, solution-oriented counsel in a variety of corporate, finance and real estate transactions. He represents investors, high-net-worth individuals, entrepreneurs and corporations in transactions including mergers and acquisitions, hotel, resort and high-end residential development, fund formations, joint ventures and general corporate work. He possesses particular expertise in navigating the highly competitive Los Angeles and Southern California real estate markets.

Jonathan assists clients in technology, real estate, hospitality and telecommunication, as well as manufacturing facilities and distribution centers with the challenges of raising capital. He also has extensive experience optimizing tax benefits and foreign investment opportunities designed to spur economic development including financing through the EB-5 Immigrant Investor Visa Program for real estate developers and energy infrastructure companies.

Jonathan has taken several companies public through the IPO process and directly interacted with many state public pension funds. He has insight into the organization and financial management of both public and private companies through his many years of service on boards of directors.

Prior to joining the firm, Jonathan was a partner at Jeffer Mangels Butler & Mitchell. Jonathan also previously served as acting general counsel at a firm where he reviewed and negotiated limited partnership agreements and side letters for over 30 partnerships, oversaw all legal issues and acted as the chief compliance officer for an SEC-registered investment advisor. Previously, Jonathan was the founder and senior managing director of a large fund-of-funds firm (over $700 million in investments), targeting venture capital, growth equity, medium-size buyout funds and cleantech, which as was ultimately sold to a major international investment bank.

  • $100MM construction loan and mezzanine loan for 24-story, 230-unit student housing project in Seattle, Washington.
  • Second highest price residential housing purchase in Southern California.
  • $75MM sale of recently completed residence in Bel Air, California, to an offshore buyer.
  • $2.5BB hotel and condominium project in Los Angeles, California. $450MM EB-5 loan signed closed in 2015.
  • 123-key upscale boutique hotel in Santa Barbara, California. Approximately $135MM total project costs with EB-5 loan in an amount of approximately $75MM.
  • 650-unit student housing project in College Station, Texas. $49.5MM EB-5 loan funded. Phase 1 completed and 95% leased. Phase 2 construction completed by December 2015.
  • Residential marina, retail and 84-unit housing development in Marin County, California. $22MM EB-5 loan funded with a land/construction loan closed earlier with Colony Capital.
  • Midwest AgEnergy - $165MM new 65 MGY biofuel facility in Jamestown, North Dakota. Sourced and negotiated a $75MM EB-5 loan to complete the capital stack with a construction loan obtained from local Farm Agricultural Bank completed in 2016.
  • 1650 unit residential lot infrastructure project in Prince George County, Maryland. $55MM EB-5 loan funded (with bridge financing).
  • 333-room Marriott hotel, 550-space parking garage and 150-unit apartment project in Omaha, Nebraska. Construction loan & TIF loan fully negotiated and $36MM EB-5 loan sourced, negotiated and now fully funded.
