A trusted business advisor, Shane Griffin has advised his clients on some of the most prominent development deals, transactions and leases in Denver. He has played an increasingly influential role in the development and leasing of projects in Lower Downtown, River North, Cherry Creek and the Central Business District. 

Shane counsels a broad range of prominent developers as well as institutional owners, investors and lenders. His practice includes acquisition, disposition, development, financing and leasing of various real estate asset classes, including apartment, office, industrial, hotel, retail, casino and mixed-use developments and properties. His projects have included development and leasing counsel for the Gates (or Optiv) Building, Dairy Block, 1601 Wewatta, 260 North and the Halcyon and Moxy hotels.        

The son of a real estate developer, Shane uses his extensive market knowledge and shrewd negotiating skills to efficiently steer his clients through the entire lifecycle of sophisticated, high-profile real estate transactions. He frequently negotiates initial deal terms, joint venture agreements, acquisition, development and construction loans, purchase and sale agreements, development agreements, construction contracts, easements and other contracts related to all types of successful real estate projects. He also has extensive experience negotiating complex leases for landlords and tenants and has particular expertise in leasing new mixed-use office developments.

  • Counsel to seller, a joint venture between Hines, Perlmutter and JPMorgan, in the sale of 1601 Wewatta, a recently constructed office building near Union Station. The property sold for over $740 per sq. ft. (approximately $225M), the highest per-square-foot price for office in Colorado history. Impressively, the transaction was negotiated and closed in under 30 days.
