When ZBlock Holdings, a joint venture, sought to transform an unappealing parking lot and rundown historical building—the former Windsor Dairy Block—in Denver’s transportation district, Brownstein’s Real Estate team was chosen to lead this complex redevelopment project. The team drew on significant experience shaping historic developments across the west to negotiate financing, create leases, and draft hundreds of documents to make the project a reality. Today, Dairy Block is a thriving mixed-use development featuring 260,000 square feet of office space, a 172-room hotel, 60,000 square feet of retail as well as restaurant space and a parking garage.

Transforming an Aging Mall into a Bustling Mixed-Use Development
Alberta Development Partners saw an opportunity to revitalize SouthGlenn Mall in Centennial, Colo.—a once bustling shopping center built in the 1970s—into a mixed-use destination called The Streets at SouthGlenn. With the most comprehensive real estate practice in the region, Brownstein guided Alberta Development Partners through the myriad issues related to large-scale real estate development. The team navigated complex issues from structuring joint ventures and public-private partnerships to handling land use, environmental, leasing and municipal tax issue. Today, this urban lifestyle destination draws shoppers back to the area, invigorating surrounding neighborhoods and producing increased tax revenue for the entire Centennial community.
